Assured Shorthold Tenancy Agreement - Section 48 missing?

Hi, I drew up an Assured Shorthold Tenancy Agreement - Provided under part 1 of the Housing Act 1988 and amended under part 3 of the Housing Act 1996 from your website in Dec 20.

I am about to start an eviction process with an online company.
They state The following clause seems to be missing from your tenancy agreement:

The landlord hereby notifies the tenant under section 48 of the landlord and tenancy act 1987 that any notices (including notices in proceedings) should be served upon the landlord at the address stated with the name of the landlord (shown in the contacts section of this agreement - the address must be in England or Wales).

A section 48 notice must also be served with the eviction notice. Please note this is an additional cost of %C2£97 + VAT.

Please advise if the above is correct before I pay them the %C2£97+vat
