My tenant's AST is ending in a month or so and she wishes to renew. She's been a good tenant and I'm keen for her to stay on. However, I'm not sure what to suggest for the rental payment terms as she paid 12 months upfront last year on the basis she was self employed and couldn't prove affordability. She also has a guarantor. Should I ask her to do another affordability check and if she doesn't pass it, then only re-let to her on the basis of say 6 or 12 months in advance? There is no agent involved. Thank you
