I am a landlord with a portfolio that includes 18 small studio flats - each between 20 and 25m2. The current EPCs for these are as follows: C-4 D-9 E-5. Could you help point me to information that could help me understand how best to improve the energy efficiency of the D's and E's. Also - given the size of these units - there is not a lot of scope for additional insulation of the units - where could I start looking at whether there may be exemptions based on size of the units (as simply not possible to incorporate additional insulation? Also - one of the buildings is in a conservation area - and when I redeveloped it I was prevented from replacing the windows of the front of the building with double glazed units - which has resulted in 5 of the D ratings - is there anywhere i could ask for these to be exempt? Finally - is there anything i could be looking at in terms of the overall cost envelope - expecting a landlord to shell out 130k for these small units is utterly unrealistic? Many thanks.
