change from monthly rent to quarterly [ every 3 months]- thoughts anyone?

Hello colleagues....just running this up the flag pole for comments.
Long term tnt wants to change from paying monthly [which has always happened] to paying rent 'quarterly' ...her words.
To my mind thats 4 payments per 12 months. Good to get a chunk of money upfront, yet can anyone forsee probs. I know there are commercial quarter days, I won't follow those as they don't match stated rent date of 21st of the month.
I intend to start the rent schedule on the normal due date.....same date each quarter ....the 21st. She has thoughtfully given me a months notice of her request.
Trying to second-guess the motives or hidden agenda's of hundreds of tnts over the years has perhaps turned me into a doddering cynic. Is this a no-strings attached scenario, or do colleagues know of pitfalls that I don't.
I hold one months rent as a deposit.
