Hi, I am issuing a Section 8 to my tenant who is over 6 months in arrears. So under Grounds 8,10 & 11 I can serve 4 weeks notice. I also have proof that he has caused a nuisance with noise, parties and weed smells within the last few months. So if I use Ground 14 as well, there is no notice period and proceedings can be commenced the following day. Can you please clarify this, and will I be able to use PCOL for proceedings the following working day, or would I have to go through the N5 route as I am using multiple grounds?.... I doubt I will ever receive the rent arrears, so I just need the guy out asap. Thanks.
