Hi Team and members .. please help..i am a small landlord with 1 property and heres my problem

1. I am in process of remortgage for a better rate - valuer went in and advised the tenant to not disturb the floor tiles as they may be asbestos !

2. The only reason the valuer saw the tiles is because the tenants had ripped up the carpet maybe aggressively in order to prepare for wooden flooring to be laid down and disturbed the tiles. The tenant said she had glued the tiles back down. ( this all conveyed by the tenant - the valuation went through fine )

3. For peace of mind I am arranging for a asbestos surveyor to have a look and maybe seal off those tiles if there is indication of asbestos .

4. I cannot find anything in my initial purchase survey advising to either get an asbestos survey done or if there was a risk, if I had known i would have had one completed. I would never have knowingly out anyone at risk.

My tenants are now not replying to my messages to arrange a current EPC and at the same time i want to get the asbestos survey done.

Can my tenants sue me ? I am extremely worried as we could lose everything if they claim against me for asbestos type poisoning .

The tenants have only been in the property with UNDISTURBED tiles for a few months
