  1. students on joint AST moving in to new house, find landlord is building an extension to add an extra bedroom and is telling them that they have to find a 6th person to join them or he will put someone in himself. The tenancy agreement - starting on 1st July - was already signed showing only the 5 housemates. Can the landlord do this? I am an HMO landlord and think it's not allowed as you can't vary a contract unilaterally. This is aside from the fact that I am guessing the HMO licence will probably have been granted for 5 people , not 6. But I would like the legal position on the landlord's and tenants' rights in this instance please.
