Can I claim a new boiler as a legitimate expense

Last year a very long term tenant of mine died, leaving the flat uninhabitable and a health risk. I live abroad and had been unable to check on the flat as I couldn't get to the UK due to Covid. I had to throw everything out and start again. While the flat was empty I decided to replace the ancient boiler which is located in this flat but serves the whole house. I would like to know if I can claim the cost of buying and installing this boiler as a legitimate expense (replacement of old with new) but so far I have been unable to reach anyone in HMRC who can answer this question. Does anyone here know the answer?
