I changed from agent managed to self management and advised the tenant of the change and provided the bank details for rental payments from the due date. I e-mailed a few days prior to remind him, but he has failed to do this. I spoke to him and he said he wanted to pay cash. I told him that it had to be bank transfer, but for a one off only would collect the cash. I met with him and explained it would only be once only and he replied that he got paid in cash (Rubbish) and what if he didn't have a bank account! Anyway he then said he would transfer. This has not been done.
I had to remind him about the garden upkeep as it was getting very overgrown and also about ventilating the property as he never has any windows open and blinds closed at all time. Also he will not answer the door or return calls or messages since.
I want to issue a Section 21, which is 4 months notice at present, but am I better off trying to be as nice as possible and keep trying to resolve things, as the notice period(I Think) will revert back to 2 months in September. What are your thoughts?
He has been given a notice of change of address for Notices ( no change of Landlord), has a current Gas Safety Cert. and Buildings Insurance copy. The Electrical check was done just before he moved in, 15 months ago.
Also if he does not pay and rent up to his leaving, I have to do wait until then to put in a Claim for the amount he will owe?
Any advice?
