'Morning. I'm sad to say that my (student HMO) house is currently empty for the first time in 6 years. It's just been refurbished so is looking good again and I have my fingers crossed for new tenants. I've not had any void periods before, so if anyone has any general tips to share on managing cost and risks during this time I'd be grateful eg is it worth seeking a council tax discount, what to do about utility supply, carrying out regular inspections (to fulfil insurance requirements) when you live a distance away, etc.
