NRLA News Update and Renters Reform Bill

Rob and Ruth will be joined by the NRLA Policy team who will explain the NRLA’s proposals for the forthcoming Renters’ Reform Bill, including revised grounds for possession, court reform and a new conciliation process, and ways to introduce lifetime deposits without disadvantaging landlords.  

The Government has committed to a Renters’ Reform Bill which will abolish Section 21, so-called ‘no fault’ evictions, amongst other changes. This will be the biggest change to the sector in three decades. While the Bill has been delayed due to the coronavirus response, the changes have cross-party support and will be implemented.

NRLA South West Regional Webinar - Q&A with the NRLA Policy Team on the Renters Reform Bill

The Renters’ Reform Bill.  This webinar session will comprise a presentation by NRLA Deputy Director of Policy Meera Chindooroy followed by a live Q&A as well as your customary news and legislative update. 

The Government has committed to bringing forward a Renters’ Reform Bill. This will be a fundamental restructure of the rights and processes for landlords seeking possession, including removing the current Section 21 provision. 

As the body representing private landlords, the National Residential Landlords Association wants to ensure that the legislation is effective and fair for both tenants and landlords. Our proposals for the Bill to achieve these aims was published in December.  

Join us for a webinar to understand what the NRLA is calling for in detail including proposals for: 

•Clear and comprehensive grounds for possession 

•Court reform and conciliation 

•Lifetime deposits 

Our proposals have been sent to the Ministry of Housing, Communities and Local Government and the NRLA will be using them to work with government as the Bill is developed.

NRLA South West: Will the Budget Bashing of Landlords Continue on March 3rd?

Is there any cause for optimism amongst landlords, or will the Chancellor continue the work of his predecessors and target the private rented sector to help pay the coronavirus bill?

Speculation has been rife on the future rates of Capital Gains Tax ever since the Office of Tax Simplification completed its review and gave Rishi Sunak a range of options, including raising CGT to income tax levels. The higher threshold for standard stamp duty payments is due to end on 31st March. Will there be an extension, or will the Chancellor follow the example of Scotland and Wales and hike the additional home surcharge to 4%? Is there any hope that s24 restrictions on mortgage interest relief will be extended, or Making Tax Digital roll-out be delayed?

Deputy Policy Director, John Stewart, will outline the NRLA proposals for the 2021 Budget and consider the options open to the Government.

NRLA North West: Taxing Times

The Government is consulting on increasing the minimum EPC rating for new tenancy agreements from 2025 to ‘C’. How feasible is this for terraced housing in London and could a Green Homes Grant help you to get there?

You can get a voucher for up to £5,000 but works must include a primary measure.
