Things first-time landlords should know: Renovation tips for your first rental property

Becoming a landlord for the first time is both exciting and daunting. Whether you’ve recently purchased your first buy-to-let property or you’re converting a home into a rental, one of the most important decisions you’ll make is what type of flooring to install. From durability to affordability, there’s a lot to consider.

Prioritise durability and low maintenance

Rental properties usually experience more wear and tear than most homes. That’s why flooring durability should be at the top of your list. Look for flooring that’s tough, easy to clean, and stain resistant.

Luxury vinyl tiles (LVT) and laminate flooring are excellent choices for high-traffic areas like hallways, kitchens, and living rooms. They offer the stylish appearance of real wood or tiles but are more resistant to scratches and water – perfect for busy tenants, especially multiple-occupancy homes or short term lets.

Luxury vinyl typically has a clear wear layer that protects it from daily scuffs and scratches. The thicker this layer, the longer your flooring should last – and many products come with 15 to 25-year wear guarantees. Some premium luxury vinyl brands even offer lifetime guarantees.

Choose carpets carefully

Carpets are still a great choice for bedrooms, where tenants appreciate warmth and comfort underfoot. However, be sure to choose the right type, one that’s durable and will hold its shape and colour for years.

A twist carpet made from polypropylene is ideal for rental properties – it’s durable, stain resistant (even bleach-cleanable), and cost-effective. Avoid loop carpets, particularly if your tenants might have pets, as claws can get caught in the loops.

When it comes to colour, mid-tone neutrals and greys are a practical choice. They’re less likely to show dirt or marks compared to pale shades, yet still look fresh, modern, and appealing to a wide range of prospective tenants. 

Don't overlook underlay

Underlay might not be the first thing you think about when choosing flooring, but it plays a huge role in how your flooring looks, feels, and performs.

A high-quality underlay doesn’t just improve how your flooring feels underfoot – it plays a crucial role in extending its lifespan, which is especially important in a rental property where durability is key. It also helps with soundproofing, a valuable feature in homes or flats where noise can travel between floors. Plus, underlay adds thermal insulation, making the space more energy-efficient and comfortable for tenants.
