A member posted on our forum recently a question about the TV aerial at one of their rental properties. Following stormy weather, their tenant had reported that the TV aerial, which had not been installed by the current landlord, had become loose.
They took to our forum to ask in this situation, who is responsible for repairing the TV aerial.
The responses
The first person to respond to this thread began by stating that, in their opinion, all liability for maintenance of the building, it’s fixtures and fittings falls to the owner of the building at the time the damage occurred.
They also pointed out the tenant has done nothing to cause the aerial to be dislodged, so it should be the landlord who arranges for the aerial to be repaired.
Another forum user agreed with this and said the decent thing to do would be for the landlord to fix the aerial, adding that generally this shouldn’t cost too much.
Then, an adviser from our landlord advice team joined in on the thread. They said that if the aerial was working when the tenancy started it, would be the landlord that would fix the aerial as it would be seen as part of the tenancy.
