Research: Tenant find is landlords' biggest challenge

Finding good tenants is the toughest challenge facing landlords according to research carried out on behalf of the NRLA.

YouGov carried out the research work on balh of the association, talking to more than 1,000 landlords, around 10% of whom were NRLA members.

The chart shows the findings, with the challenge of tenant find having almost twice as many mentions as property maintenance issues, the next on the list. 

One landlord described good tenants as 'worth their weight in gold', with another landlord saying: “Unless you are lucky enough to have a good tenant it is stressful, expensive and time consuming to be a decent landlord.” 

From a policy perspective, regulation and legislation was the highest scoring issues.

There were over twice as many mentions for these issues than for non-payment od rent and lost revenue.

This reflects the results of a study by the London School of Economics, undertaken on behalf of the NRLA in summer/autumn last year.

It found legislation and tax changes were the issues driving landlords' exit from the market, rather than the impact of Covid-19 on landlord earnings and levels of arrears.  

In a separate question, landlords were asked about the factors which would make them feel more confident about building their businesses, with moves to address tax and regulatory frameworks the key areas for reform.
