Our landlord wanted to know how often landlords are required to replace a boiler in their rental property.

The advice

In response to this question, one of our members, an experienced landlord, said they tend to replace the boilers in their rental properties when a gas safe engineer is unable to repair the existing one.

They said all the boilers in their rentals are more than ten years old, and suggested that if the landlord has a large portfolio it might be wise to have a rolling boiler replacement programme in place, so to avoid wear-out and sudden failures.

A member of our Landlord Support Team then took to the thread, to clarify that the advice was correct.

They confirmed that if the boiler has no faults and is in good and proper working order there is no need for a landlord to replace it, although stressed that it is a gas boiler, landlords are required to have annual gas safety checks done by a registered gas safe engineer.
