Introduction

The vast majority of contract-holders will pay their rent on time and keep the property clean and tidy. However a small minority persistently pay rent late, or have damaged their previous property making them a poor choice to offer a contract to.

In many cases, this can be avoided by referencing the contract-holder or guarantor to assess whether they are suitable.

Referencing is a broad term that refers to the checks that a landlord or agent perform when assessing the suitability of a potential applicant. Depending on the landlord, this can range from a simple credit check to a comprehensive background check on any prospective applicant.
