Bidding Wars – what really happens?
In light of comments on "Bidding Wars" during the General Election, the NRLA sought some evidence. Most landlords have not benefitted from higher than expected rents at all over the last two years. The reasons why rents are bid upwards are more nuanced than often portrayed: far from objecting to action on bidding wars, landlords are often in favour.
In Focus (2024 Qtr 3): Renters' Rights Bill, BTL lending & tax
This consultation attracted over 1,400 responses. The focus was upon the then just-published Renters' Rights Bill. The Bill triggered a sharp decline in landlord confidence. Record lows right across the English regions were recorded. Landlord concerns did not begin and end with the Bill however: Expectations around the budget statement, and the BTL market also weighed on landlord oulook.
In Focus (2024 Qtr 2): Tenancy, leasehold & and freehold reform
The fieldwork for this report coincided with the 2024 General Election. The findings highlighted landlord nervousness about the election and the economy. In wales, fears about rent controls receded and confidence in Wales was again higher than in England. With future legislation in mind, landlords outlined their tenancy sign-up steps. The focus of this report was enfranchisement, leasehold and freehold reform and how the landscape may change with the passing of legislation right before the election.
