The Big Question – How do you approach tenant referencing?
Carrying out reference checks on prospective tenants is key when it comes to choosing tenants who will take good care of your property and pay the rent in full and all time. With the Renters' Rights Bill set to eliminate Section 21 repossessions and allow arrears to build for longer before landlords can take action, robust referencing is likely to become even more important.
With this in mind, this month’s Big Question is asking more about your approach.
Do you reference your tenants? And what checks do you carry out? Do you do a basic credit check or take a deep dive? Do you ask for references – or ask for guarantors?
Has your approach changed over the years? May you have had problems in the past – or the new legislation has let you to reconsider your process?
