How to complete a reference
Step 1 - Choose your reference type
What reference should I choose?
There are various references you can choose depending on your requirements:
Full Reference - A comprehensive referencing check.
Express Reference - These references are prioritised to make sure you received the results in a quicker timeframe.
Company Reference - If you are renting to a company, this is the reference to use.
ID Check Bolt-on - An enhanced identity check which includes digital Right to Rent check for tenants in England, Wales, Scotland and NI.
Guarantor Reference Bolt-on - Reference your tenant and their Guarantor at the same time.
Step 2 - Add the Tenant/Guarantor/Company information
Add in the following information on your tenant:
- First name
- Last name
- Email address
- Phone number
Add in the following information for a guarantor:
- First name
- Last name
- Email address
- Phone number
Add in the following information for a company:
- Company name
- Company number
Step 3 - Add the tenancy information
You will be required to enter information about the tenancy including:
Tenancy address: The address of the property being rented
Tenancy start date: The planned start date for the tenancy
Tenancy rental amount (£): This is the rental amount for the property.
Example: If you have advertised a property at a rent of £1000 pm this is the amount you would enter. If you have a HMO where all tenants are on the same tenancy agreement, you would put the amount for all the rooms together - 1 room at £150 and 2 rooms at £200, then the rental amount is £550. If you have a HMO where each tenant has their own tenancy agreement for the room this would be the amount they pay for the room.
How much rent will this tenant pay (£): This is the share of the rent this individual tenant will pay.
Example: If there are 2 tenants renting a property at £1000pm, the individual tenant would have a share of £500 each unless the tenancy agreement specifies something else. If you have a HMO where all tenants are on the same tenancy agreement and the rooms have been advertised at different amounts you would input the amount this specific tenant will pay for their room. If you have a HMO where each tenant has a tenancy agreement for their room you would input the amount this tenant pays for the room on their agreement.
Tenancy term (months): The amount of time agreed for the tenant/s to rent the property
Step 4 - Submitting your form and checking out
The form is now complete. Click on your basket to check out and proceed with your purchase. You should receive a confirmation email once your payment has been processed.
In your NRLA Tenant Referencing dashboard, your reference should show as outstanding. Follow this link to your Dashboard to see completed and outstanding references.
