Getting your properties ready for winter

Ettan Bazil of Hub, powered by Help Me Fix It, shares advice for landlords on preparing properties for winter.

As winter looms and temperatures are set to drop across the UK over the coming months, it's imperative for landlords to ensure their properties are winter-proof. The coming months bring challenges, especially in maintaining a comfortable living environment for tenants. 

Over the past 3 years, we’ve managed to collect a lot of data around repairs and can now share some indispensable trade tips to help your properties stay ahead of the winter chill. 

Boiler Check-Up and Condensate Pipework

Ensure the boiler undergoes an annual service by a Gas Safe registered engineer, confirming it's operating efficiently and safely. 

Instruct tenants on how to test radiators for cold spots, which could signal airlocks or debris build-up. Through Hub's video triage functionality, a tradesperson can remotely guide the tenant in making this diagnosis. 

Make sure your boiler's condensate pipe is well-insulated and of a sufficient size. This pipework is particularly prone to freezing in colder temperatures. When frozen, it can lead to boiler malfunctions and shutdowns. 

Insulation

Examine the insulation in the loft. Proper insulation can combat heat loss and subsequently reduce energy bills. 

Ensure all windows and external doors shut tightly. Replace any tired draught excluders and consider installing draught-proofing strips on windows. 

Guttering and Roof

Remove any debris from gutters and drains. Overflowing gutters can lead to damp and mould inside your property. 

Inspect for damaged roof tiles or slates which might allow water ingress, leading to internal damage. 

Pipework

Advise your tenants on the benefits of maintaining a low level of heating even when they're away, to stop pipes from freezing, and even more pertinent, to keep the ambient temperature of the property steady, so they don’t have to heat it from cold. It’s more economical to top up than to completely reheat! All external pipes should also be insulated to guard against freezing and potential bursts. 

Chimneys and Flues

If the property boasts open fires or wood burners, make sure chimneys and flues are swept annually to avoid blockages. 

Ventilation

Keeping the cold out is essential, but so is ensuring ample ventilation. Proper ventilation helps prevent condensation and mould, fostering a healthier living environment. 

General Tips

Provide your tenants with a list of emergency contacts, which might include plumbers, electricians, and other tradespeople. Using Hub, this process can be automated, connecting tenants with trusted contractors after a video call. 

Suggest that tenants keep essentials like torches, candles, and a basic first-aid kit on hand for potential power cuts or minor mishaps.
