Purchasing as tenants in common/ funding options

Hi, i'd appreciate some advice on options to purchase a property as a BTL. I currently have a rental property which I own 50% share of tenants in common with my father with a deed of trust also. His 50% was funded cash and mine is on a BTL mortgage, to get the mortgage however he is also a named party on it and is liable. Is there another/ better way to structure a purchase if again he has a cash share and mine would be via a mortgage? Thanks for your time and advice
