Tenants have surrendered the tenancy and vacated - possibly out of country. I've taken possession. I have noticed that a few letters addressed to them are still coming in, with red coloured 'debt collection' and 'urgent action' written on a couple of them. No forwarding address has been provided. One person also came in asking for them and I explained them that no such person lives here anymore. (no further details disclosed).

Should I be worried if bailiffs turn up ? Any impact on my credit rating or future tenants ?
