We have new tenants. They moved in on the 1st October. We asked them to pay their rent by standing order on the 1st of each month. On the 11th November when they had not paid we called to ask why.... Then on the 26th they paid the rent. I send a letter thanking them and asking them to pay by standing order from the 1st December. Today is the 4th December and they have not paid.

Please could we ask some advice about what we should do? Is there a set protocol? We don't want this to happen each month. Is there a standard letter? Were do we stand legaly in terms of asking them to leave? Or are we just obliged to wait and chase them each month?
