Hi. My tenant has not paid the most recent rent (11 days overdue) and is not responding to contact calls (voice-mails) and friendly reminder letter. There appears to be little if any presence at the property but all windows are covered up, which means it is difficult to see whether they are still even residing at the property.

I appreciate it is early days, but I would like to understand the stages I need to go through and rights I have. The deposit is held with DPS and the AST is due to expire in <2 months.
