I have a tenant who moved into the my property on a 12 month short term assured let in March this year. The Tenancy Agreement expires in March 2013. The tenant paid the first 2 months rent, and then stopped paying. They will not respond to any requests for payment, or even explain why they have stopped paying. My agent has advised me to seek the help of a solicitor to have them evicted. However, my agent also says that eviction is not possible until the end of the tenancy agreement in March 2013. Is this correct? Surely the tenant has breached the contract by not paying the rent? I would much appreciate your guidance.
