I have just agreed a repayment plan with a tenant but as this was not coming through I went to see them and told them that they would have to leave as I would have to enforce the S21.

They were a little shocked at this as they were sure that the weekly agreed amount should be coming through now. I then got some concened text messages about whether they could live there any longer and I told them as long as the money starts coming through they would be fine.

However, I got a call today from an estate agent asking for a reference for them! I told them they owe me £1500 or so. Anyway the point is it looks like they are intending on moving probably to avoid the repayment of the debt.

Can you therefore advise me how to manage the small claim. Like should I issue it now while I know their address and can I also implicate their guarantor on the same money claim as I have the signed for and a copy of his driving licence as you have advised in the past.

Or what other advice would you have for me in this situation.
