Change of tenants circumstances.

I would be most grateful if anybody could advise me to whether the contract should be ammended/updated if the following were to occur:-

1. The tenant dies and their spouse still lives at the property (and always pays the rent on time)

2. A female tenant changes her name due to wedlock or divorce

I would be most appreciative to learn how I legally stand were there to be any issues in the future.
