How best to approach refurb with long term tenant

I would be grateful to hear from any landlord that has approached and successfully managed a property refurbishment (new boiler, painting, new carpets) where there is a long term tenant. In particular, what steps did you take to provide alternative accommodation whilst the work was undertaken?
