Hi all after some of your expert advice and experience. Have served a S21 on tenant, they have until 1.4.24 to leave, they have told me today that they will not be leaving, they won't allow access had to meet her in a pub! She said she is not well and husband now has dementia. She said the place is a mess and won't let me see it, she also said that she was smoking in the property despite clause in tenancy banning it, she said she can't get up out of her chair (she had a fall and had an op on her hip/leg and now uses walking aid.) therefore she has no choice but to smoke in the house.

I have told her I will be applying to the courts on 1.4.24 and persuing eviction

I know I just have to follow the possession proceedings and let that work its course. But my greatest concern is the smoking. Is there any thing I can do to stop her smoking in the property? I realise this is probably a futile question but I am worried she could fall asleep with a burning cigarette etc. Also the smell that will be left when I eventually get them evicted.
any advice appreciated thank you
