Hi. Does anyone have advice they could share please on the correct proceedure to request access to rooms of tenants in an HMO and informing them of a potential sale of the property. 

I have written a draft 1 page letter 1) informing the tenants of potential sale 2) letting tenants know that the prefered startegy is to sell with tenants remaining and tenancies reverting to a new landlord 3) to aid this strategy asking for access in pre agreed dates (1 month ahead of date) as a managed open day for viewers. 

Does this letter in anyway breach or impune possible future eviction S21 notices should a sale 'as is' not be achieved. 

Anyones experience in such matters would be welcomed
