Garage Conversion to rent out

Hi

I currently own and live in a 3 bed semi detached house and rent out 2 rooms to lodgers. 

I have a single garage that is not attached to my home and im thinking about converting it into self contained flat.

Would this turn my property into a HMO or would it be possible to turn the garage into a property completly seperate to my home I.E if my house number is 101 the garage conversion would be 101A. 

Im aware that if I have more than 2 lodgers from seperate households then my property becomes a HMO and I would not be able to live in the property on a buy to let Mortgage. So if it was possible id like the garage conversion be sepearte from my house with its own house number, council tax etc.

I hope this makes sense.

Its this possible?
