Now my position is this.  I need to ask a solicitor certain things but there doesnt seem to be any solicitors firm who would give advice until you are signed up to them.  for Eg I tried Land lord action.  they just sent me the form to fill.  I said I need some advice and the person who answered said he is not a solicitor and didnt want to give wrong advice but sent the forms to complete. On their web site they say if there are any questions to ask and I wrote my question but the only answer I got was the same form to fill.

One worry I had was that the agent may not give all the documents necessary for the S21 to be successful.  They say they will give the S21 but I know for a fact they will do it in a way that it will fail.  So the best strategy available to me now is I will use the legal team they are using. 

The agent has not got it in writing that documents can be served by e mail but their legal team said the fact that the tenant has been accepting all by email amounts to him agreeing and its ok but is it?.  What I am proposing to do now is to post by first class Royal Mail a copy of the first and last gas certs, a copy of the EPC's and copies of the feb 2016, Jan 2018 and Oct 2023 How to rent guides because the tenancy was originally for 6 months started in August 2017 and the renewd in May 2018.  For some reason unknown to me the agent seems to be on the tenants side always saying he is a good tenant when he has refused a rent increase for 6 years!. Just over a month ago I went to see the tenant with the agent armed with the How to rent guide.  The agent said he will give it by email and still hasnt given.  The tenant must have know I wanted to give him notice so he had asked his wife to say the windows are not closing being stiff and they need new carpets as they had these carpets throughout.  There is absolutely nothing wrong with the carpets and the windows may be are stiff due to the fact that they dont open the windows and after a long time they become stiff.  the agent wants to make a meal out of it and said its 800 pounds for the windows.  I want to get rid of the agent.  There is nothing in the contract about ending the agency so I can end any time cant I?.  How ever; though the tenant opens the door for the agent he may not open for me.  At the begining from day one he was making excuses and not paying rent which is why I gave it to an agent. If I change the agent I am wondering whether its a good stratergy or not at this stage and also whether another agent will take it on at this juncture is also questionable.
