I was quoted over £1000 for insuring renovation project insurance through Rentguard. Has anyone had similar experience since Rentguard was taken over?

Previously, an email to Gavin at Rentguard meant quick turnaround. Now I find it frustratingly difficult. An automated email "we will get back in 3 days" which doesn’t happen, long wait on the phone. When I finally got through, the quote was a shocker, £1080. My last renovation project (2022) cost an additional £100 more. This time is £900.  

My renovation includes insulated plasterboard back and front, re-roof, re-wire, new bathroom, new kitchen, air source heat pump, solar panels. I have gone to town creating an energy efficient home for future tenants but paying £900 more in insurance is punishing.

I was told that only one insurer was prepared to cover EPDM membrane on 5m2 flat roof (rear extension) when 3 other properties with EPDM on flat roofs were insured without a question in the past. I have never made a claim since buying my first property in 2005. 

Has anyone had problem with excessive costs of insuring a renovation project with Rentguard? Has anyone insured EPDM on a flat roof this year?
