Dear Sir/Madam,

I have two tenants who live in the same property. They have not paid their rent for more than a month and they are planning to leave in 2 day's time.

Is there anything I can do to make sure my rent is paid, either before they leave or after? (P.S. the arrears is higher than the deposit I hold.
