Selling a HMO leasehold

Hi, I am a long term landlord (30+ years) and am at the stage in life where im looking to sell a  property to reduce borrowings. The property is freehold with a restaurant on ground floor and a 5 bed HMO above. The restaurant is held on a 15 year lease and I manage the HMO. Has anyone any experience or thoughts on best way to sell? My plan is to sell the whole property but thinking it might be more attractive/easier if I split into 2 investments ie HMO flat on long lease and then freehold restaurant with upper parts sold off. If anyone can recommend any agents they've used that would be helpful. My google search seems to  just throws up sharks looking to buy cheaply!
