Hi.

Thinking of buy an HMO property that is let out to univesity students. Having had bad experine with a BTL rent arrears and then going through the cousrt with S8 for repossession and possible rent recoup. 

It took over a year to get the possession back. So the university students especially in their final year and don't pay the rent and have left by the time court date is given. How would one persue the rent arrer as they possibly are unemployed or looking for a job.
