Buying a new BTL with tenant already in situ

Hello everyone

I am purchasing a BTL with a tenant already in situ managed by a management agent. 

 

I don't want the agent and want to manage it myself. 

 

I am looking to ask the solicitor to ask the seller for the following info:

 

Tenancy agreement with deposit details

 A copy of the EICR 

 A copy of the gas safety certificate 

 The latest version of ‘How to rent: a checklist for renting in England’ 

 Contact details for the tenancy 

 The Number of keys for the property 

 Any manuals for appliances in the property 

 A completed inventory 

Any alarm codes or other relevant information

Ask in relation to the smoke and carbon monoxide detectors are working on the day of occupation 

 

Is there anything else I should know/ask at this purchasing stage? I'm near the draft contract stage so any advice welcome!
