I have a tenant who has failed to pay his rent in may and june and I expect will not pay in july. He is on benefits, so having applied to them they have awarded us two weeks rent. We have a guarantor agreement. so I intend to write to her and advise situation and ask for the rent.

In addion he has been cautioned by the police for criminal damage to another flat in the building (which i also own ).

My question is can i get him out befor the end of his tenancy? And should i give him two months notice immediatly his tenancy runs out on 21st October.
