Hi, one of the properties I look after for a private landlord is now a full 2 months behind on rental payments. For the last 6 months or so the rent has been very eratic and about 2 weeks behind. Despite numerous requests for tenants to set up standing order, they have not done so. The rent has now slipped into 2 months arrears and I am not sure what steps I need to take to ensure the landlord is covered and to try and get the rent out of the tenant.

I have emailed them today asking them to make 'prompt payment' before landlord has to take 'alternative action'. Do I need to start giving deadlines? Your help would be much appreciated.
