Hi!

I have an HMO, where each room is rented out on a separate AST.

I have had an application to rent, from a Paralegal that wants to work from home.  "I am a self employed paralegal looking for a room to rent. I have my own legal company." Should I not rent the room to him, and why?

In the AST template it states:
"2.18 Not use the property as anything other than a private home. However, you may work at home as long as (a) you do not use the property to run a business and your home-working is purely incidental to using the property as your private home; and (b) this use is not forbidden by the superior lease."

Why is this text in the template?
Is this a clause that lenders might require?
