Arrears and house is a mess

I have a LHA tenant who is leaving soon and I get the impression the last 5 weeks rent may be a problem.She got a job about a month ago. I have a months deposit in dps.

In addition the refurbished house I gave the tenant 18 months ago is now a dirty dump. What is my best plan of action to
1]get the house cleaned by tenant before the notice ends in a week?
2]Get the money
3]make sure I get the keys back?

I think the tenant and guarantor will ignor me in the hope I will go away. What I have been told is if I do not get the keys back, I cannot re-let it ?

Any advice please?
