My tenant wrote to me asking me to write a letter to the council for her to move out. I sent her a section 8 notice due to breach of lease, keeping bicycles in the house and having a dart board screwed to the wall, and nuisance to the neighbours by her eldest son on Halloween.

She has now reported the property to the Property standards officer who has told me to repair items her family have broken, resite the boiler downstairs and dig up the floor to put down a damp membrane, this house was built in 1891. They have also told me to take down the lean to as their is poor light in the kitchen and dining room and no air flow.

Can I now not put the eviction into court?

She is also behind on her £25 per month rent top up.
