Ending tenancy after AST ends

Tenant has been renting for 4 years with no problems. Rent is paid in advance by monthly S/O on 28th of month. Current AST agreement runs 26th Feb 2012 to 25th Feb 2013. Tenant told me some time ago that he (and his family) would be moving out sometime in March or April. When tenancy ends, I will sell property. I have asked tenant for moving date and he has come back with between 28th March and 2nd April which is fine with me.

1) Should I issue section 21?
2) If so, what date should I use?
3) Should I collect additional rent from 26th March out of deposit held with DPS?
