ending a tenancy with multiple occupants
Possession - Section 8 and Section 21

Can you advise me on the correct procedure to end a tency agreement under the following circumstances:-
It is a multiple tenancy for three students, 2 are leaving and 1 is staying and two more students are moving in with him, do I send out a section 21 for all parties and start with a a new tenancy, if so is it necessary to return the original deposit to the student who is staying or can this be carried on for the next tenancy.
