I always serve a section 21 b at the at the property on the day the tenant moves in and at the same time the deposit is handed over to me.
The AST is signed at the same time.
Technically you cannot serve a section 21 until the deposit is protected.

I explain this to the tenant who agrees to receipt 2 copies of the sec 21 b and retain one of the post dated notices in order to give me time to access the internet and protect the deposit within a few days.

The notice then becomes valid within those fews days in concert with the date on the doc

Is this legally acceptable?
