I have atenant that is in considerable arrears but the tenancy agreement ended on 8 feb. I have no chance of getting any money back and Salford Council think it best for th etenant if she pays the LHA (despite being over 6k in arrears they will not pay LHA to me and will not stop paying her). Do I serve a section 8 and go to court, or do i use the section 21 issued with the tenancy agreement?

Which is quicker and cheaper? And is the section 21 still valid as I didn't enforce it on 9th Feb?
