I need possession of a 1 bedroom flat let on an AST. The tenancy started on the 19th June 2009. I understand that the 2 months notice cannot be earlier than the 18th Dec 2009, therefore do I insert on the Section 21 (1)(B) form "This notice expires AFTER" 18th December 2009.
When should I serve the notice?

If the tenant does not leave on or before this date, when should I apply for a court order? and is there anything else I need to know.
