I have an expired section 21 and plan to use the accelerated possesion procedure to evict my tenants. There are also rent arrears which I imagine will increase once they are given notice to quit.

If I persue this money through the small claims court using the address they currently reside at, and they vacate due to the accelerated procedure before the matter is settled how do the courts keep track of them?

Is it more effective to persue the rent arrears through a small claim first and then use the accelerated possesion procedure?

The rent arrears are always kept below two months.
