The aniversary of my Tenants AST is 24th of the month.

On 24th of October he was one and a half months in arrears.

ON the 9th of November he will be 2 months in arrears. Can I issue a Section 8 notice, on the mandatory grounds of 2 months arrears, on 10th November, or do I have to wait for the monthly aniversary of the AST, by which time he will be two and a half months in arrears.
