Hope you can help

A tenant was given 2 months notice to end the tenancy at the fixed period as she was selling. Section 21 now expired (15.07.12) as landlord couldn't sell and agreed casually via email that tenant could stay on until property sold or until tenant found somewhere else. Tenant now purchased another property and has recently informed landlord that her completion date will be the 16th November and that she will be moving on this day. Landlord now requesting notice from the tenant and expects another months payment. Nothing was formally confirmed in writing about the tenancy after the section 21 expired although the tenant did keep the landlord informed about her plans. Please advise where tenant stands on this as she is wanting to move on the 16th November and expecting to pay no further rent.
